Our guest speaker today at the EDCAR Tour Meeting was Ryan Lundquist, Certified Residential Appraiser. Ryan is a Sacramento area appraiser and writes a very informative blog called the Sacramento Appraisal Blog.
He shared some very informative graphs for the 4-County Sacramento Region (Sac, Placer, Yolo, El Dorado Counties).
I found this graph comparing YTD sales 2013 vs 2014 very interesting. You can clearly see that the number of non-cash sales are pretty much the same as last year. The significant change however, is the decline in the number of cash sales.
Ryan made the point that the difference is the decline in investor activity. Rising prices have slowed investor activity and this has a ripple effect. Folks that sold in 2013 to investors and moved to Placer or El Dorado Counties, are less prevalent this year.
Great information for people who love stats and like to keep their finger on the ever-changing real estate market.
