I had the opportunity to attend the Grand Opening of the new active adult community in El Dorado Hills – Heritage by Lennar. This is a first phase release featuring nine single story models that are open and available to be toured.
The Ruby is the smallest home with a base price starting at $385,990 for a 1,230 sq ft, 2 bed, 2 bath, 2-bay garage home. The Ruby has not yet been modeled for tour.
The Biltmore is the largest and most expensive model with a base price of $613,990. It boasts 2,993 sq ft, 3 beds, 3.5 baths, and a 3-bay side-by-side garage.
Lennar is marketing Heritage as an e.i. community (everything included). Lennar includes more quality features into the base price, eliminating the need to ‘up-grade’ many standard features. However, make no mistake that when you walk thru the models ‘everything’ that you see is not part of the base package. The models have been heavily ‘enhanced’ with designer features.
In addition you can can check out the gym, indoor swimming pool, boccie ball courts, tennis courts, and outdoor lawn area that have all ready been constructed. In future phases they will be building the Heritage Clubhouse and Heritage Garden.
Homeowners Association Fees are expected to be $230 – $240 per month, but should drop to $200 when the entire project is complete.**
Taxes are currently being quoted as 1.0312% of the total purchase price of the home. In addition there will be a Special Tax and Assessment of $1,888 – $2,888 annually.**
**It’s important to remember that everything that Lennar is quoting is subject to change including Pricing, Models, SQ Footage, HOA Fees, Taxes and Special Taxes and Assessments. This is in fine print all over the promotional material that you would get at the sales center.
Heritage will be a welcome addition to our two existing Active Adult Communities in the area; Four Seasons and Versante.
