I spent the morning with Kathleen Baker from Staged Homes Sell in El Dorado Hills. She is quick to point out that only 10% of home buyers can visualize how a vacant house will look with furnishings. That same 10% are the few that have the ability to see past clutter, the vacation pictures on the refrigerator, or that oil painting of whales that you bought in Maui. (really?)
It is a wonder that this point even has to be made but people are attracted to staged homes that look great. Professional staging helps buyers to visualize their own furniture and possessions. It helps them see the possibilities of your home. Consider this; When shopping for clothes are you attracted to displays that are compelling and merchandise that is neat and organized? If you are out grocery shopping does display matter or is price the only consideration? Does the ambiance and feel of the store make you want to come back?
The answer in today’s marketplace is you have to look great and be well priced. Like almost every industry, real estate is competitive and buyers have a lot of choice. People are looking for an attractive package that is well priced. If buyers are not immediately attracted to your home as they first enter, they will mentally check it off the list and move on. Kathleen says it the best.
The Market determines the price range–by preparing or not preparing the house for sale, the Seller determines where their house falls within that range. People will not over pay, but they will pay a premium for “the best”.
