I got to thinking about the desire for a pool in El Dorado Hills. I currently have a listing on Ridgeview Drive that has a sparkling pool, and the last home I sold in Fairchild Village had a pool as well. In 2012 there were 784 single family homes SOLD in El Dorado Hills and 302 had a pool on site. That means that 39% of the homes SOLD had the proverbial ‘sparkling pool’.
It is interesting to note that most home buyers fall into one of three categories. They break down like this;
- Don’t show me homes with a pool – they are too expensive and I don’t want the headache.
- I would be open to a home with a pool – it’s not a deal breaker but it might be nice.
- I will ONLY buy a home with a pool – I’ve heard it’s HOT in El Dorado Hills.
It’s always amusing to see how many home buyers start out as pool optional (usually in Jan – Feb – Mar) but quickly switch to a pool as a must. When the beautiful weather begins and the hot summer looms, the thought of cooling off or outdoor entertaining begins to take shape in people’s minds. I can’t tell you how many backyards I’ve walked around to guess at whether a buyer could fit a pool on the lot.
